The Bird Road Corridor Urban Area (BRCUA) District is governed by Article XXXIII(U), Chapter 33, in the Code of Miami-Dade County, Florida, which was adopted into the zoning code in 2013 by Ordinance 13-58. The Bird Road Corridor Urban Area District regulations apply primarily to the area that fronts Bird Road, also known as SW 40th Street, between the Palmetto Expressway (Florida State Road 826) and the Homestead Extension of the Florida Turnpike. Within its generally liberal Mixed-Use Corridor Special (MCS) category a number of uses are prohibited, including sales of new and used automobiles, automobile body and top work and painting.
It (Bird Road Corridor Urban Area District regulations) includes regulating plans, which consist of a set of controlling plans: The Land Use Plan, which specifies the areas where particular land uses and development of various types and intensity levels shall be permitted; The Density Plan, which specifies areas where certain maximum residential densities shall be permitted; The Building Heights Plan, which establishes minimum and maximum allowable number of stories; The Sub-districts Plan, which establishes three (3) sub-districts: the Core, Center and Edge; The Designated Open Space Plan, which designates open spaces; The New Streets Plan, which shows the location and the number of new streets needed to create the prescribed network of streets within the Bird Road Corridor Urban Area District.
This BRCUA governs in the event of conflicts with other zoning, subdivision, or landscape regulations of the code, or with the Miami-Dade Department of Public Works Manual of Public Works.
