I’ve engaged in commercial real estate transactions as a principal, buying, developing, leasing, and selling, as part of varied entrepreneurial endeavors. These ventures ranged from a specialty retail franchise that operated in eight different locations in Malden, Chelsea, and Lynn in Massachusetts, and Portland and Lewiston in Maine, to an industrial service business that operated in three metro Miami locations, to technology startups that operated in four metro Miami locations. I started, purchased, developed, and sold small businesses. I had my share of success, but also stumbled, learning from experiences good and bad. As part of all this, again as a principal, I negotiated on well over a hundred properties, hashed out terms on leases and purchase and sale agreements, and closed on a couple of dozen deals. I can understand the psychology of being a buyer, seller, landlord, and tenant, as I’ve been in all these roles, and the nuances of the negotiating process as I’ve haggled considerably myself where I personally had a stake.
