When we work with businesses as expert advisors to find suitable commercial space space, whether office, retail, or industrial, we work diligently to understand the needs of the business, the amount of space and why, the economics involved, its target customer, employee characteristics, and more. Then, consistent with our our core customer-centric philosophy, we seek ways to make the property search process, locating, evaluating, negotiating, and securing, easier and more effective. James has negotiated dozens of leases as a principal, including retail, industrial, and office properties, giving him hands on experience invaluable to the process.
The tenant representation process begins by identifying a the objectives of the business, location, visibility, square footage, zoning, building configuration, demographics, parking, etc. It continues with space consideration discussions and other ongoing interactions. Commonly, an early step is the development of an interactive map (like this one, which is also embedded at the bottom of this page) of matching properties with clickable links for each to a) the Miami-Dade property tax page with building and land square footage, zoning, and more, and b) a Google map for the location from which one can view satellite and a Google Streetview for the property. The objective is to help our customers find suitable properties for lease as efficiently as possible, then to secure them on reasonable terms.
To find suitable properties, we first search in three industry systems to which we subscribe. We also search or inquire among internal contacts as well as several hundred external commercial real estate contacts. Further along in the the process, we guide customers through the negotiations to the successful execution of a executed lease.
